The broker, Sarah, knew this particular office space was a tough sell. It was a beautiful, updated, 1,000-square-foot walk-in with exposed duct work and concrete floors, but it was a blank canvas. Potential tenants just saw an empty room, not a collaborative tech hub or a sleek creative agency.

She hired us, and we didn't just show up to shoot. Our first conversation was all about the end goal: she wanted to attract a high-growth tech company. With that in mind, we didn't just capture the space; we curated the experience.

The Shoot: Capturing the Story, Not Just the Scenery

During the shoot, we focused on highlighting the elements that would appeal to her target tenant. We used strategic angles to emphasize the high ceilings and the large windows that flooded the space with natural light. The tour starts with a short highlight video followed by the 3D tour. In the reception area, we added a link to a video that talks about the Arts District. Then, instead of only showing the empty work area, we used Smart Tags to embed a link to a virtual environment created for that space.

Back in the studio, our developers went to work creating the space in 3D, ensuring seamless navigation and sharp, 4K quality. We also added a custom start screen with a call-to-action that directed viewers to "Explore Your Future Headquarters." We then delivered the final product to Sarah—not just a file, but a powerful marketing tool.

The Close: The Tour That Turned a Vision into Reality

Sarah immediately sent the 3D tour link to a promising lead, a rapidly expanding tech startup. The founders, based in another state, were able to walk through the space from their computers. They measured the walls to see if the space could accommodate a small kitchen area clicked on the Smart Tags to envision the primary work area, and saw themselves and their team thriving in the space. The tour didn't just show them what the office was; it showed them what it could be. They signed the lease sight unseen, a deal that would have been impossible with traditional photos alone.
